Inventory is super low! but every home in a hot market, is not hot. Nor is every home in a cooler market, cooler.

This is your Weekly Market Update for the San Francisco, EastBay Area, Oakland, Berkeley Piedmont and Lamorinda for the week of November 24th, 2021. This is TanjaOdzak with eXp Realty.

Oakland has 270 active homes for sale on the market right now there are currently 316 pending. If we put these two numbers together, this tells us that we have nine tenths of a month worth of inventory. Last week, 66 were sold and they got into contract within a median of 14 days. The average sold price for all these homes that were sold last week was $1. 236 million dollars as compared to the average list price of the houses that are currently and for sale on the market is $896,000. For condos, we have 141that are currently listed for sale on the market right now. 116 are currently pending. That’s 1. 2 months worth of inventory. Last week, 24 were sold within a median of 19 days. Their average sold price was 6 hundred and $61, 000 as compared to the current average list price of $663,000.

Berkeley has 44 active homes for sale on the market right now. There are 69 that are pending. This puts that at six tenths of a month worth of inventory. Last week, 21 were sold within a median of 12 days. They were in contract. The average sold price for all those homes was $1.816 million dollars as compared to the current average list price is $1. 954 million dollars for condos. Berkeley has 28 that are currently on the market. There are 17 that are pending. This is 1. 6 months of inventory. Last week, 3 were sold within a median of 12 days on the market and the average sold price is $611,000 as compared to the current average list price of all the houses for on the market is $791, 000.

In Piedmont, there are 3 active houses for sale on the market right now. 10 are currently pending. That’s three tenths of a month worth of inventory last week and none were sold.

Lamorinda currently has 24 active homes for sale on the market right now. There are 65 that are pending. Last week, 13 were sold. They got into contract within a median of eight days so they take offer. Their due date is set sooner in Lamorinda and the average sold price was $1. 88 million as compared to the average list price is $2.9 million and those are for the houses that are currently for sale on the market right now for condos there are 3 active for sale on the market
right now there are 10 that are currently pending the three tenths of a month worth of inventory one was sold last
week it was on the market for 6 days and it’s sold for $488, 000.
