23Feb2022 Real Estate Market Update -San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

This is your weekly market update for the San Francisco, East Bay Area for February 23rd, 2022 for Berkeley, Oakland, Piedmont and Lamorinda.

Before we dig into the data, I would like to shortly plug my 2 listings right now – one is on the market, another one is coming soon. The first one that is on the market is 1436 Hampbell Street in the Glenview neighborhood of Oakland, super awesome neighborhood. This house is also massive – it’s 2,410 square feet which is honestly twice the size of your typical two bedroom home in Oakland. The upstairs is like 850-ish square feet that can be converted that can be possibly converted into additional bedrooms and bathrooms. The other one is in 1942 17th Avenue also in

  • Berkeley has 34 active single family homes for sale on the market right now. There are 37 that are pending, that is 9/10 of a month worth of inventory. Last week, 9 were sold within a median days on market of 11 and an average sold price for last week was $2,003,000. For condos and townhouses, there are 13 active for sale on the market right now, 10 are pending, that is 1.3 months worth of inventory. Last week, 1 was sold in 12 days for $1,330,000.
  • For Oakland, there are currently 236 active single family homes for sale on the market right now. 229 are pending. That’s about 1 month worth of inventory. Last week, 50 were sold within a median days on market of 12. The average sold price for last week was $1,219,000. For condos, there’s 141 on the market, 91 are pending that is 1.5 months worth of inventory. Last week 20 were sold within a median days of market of 12 and the average sold price for last week was $646,000.
  • For Piedmont, 4 are pendin, that is 2.8 months worth of inventory. Last week 3 were sold within a median days of market of 8. The average sold price was $4,225,000.
  • For Lamorinda there are currently 26 active on the market right now, 45 are pending, that is 6/10 of a month worth of inventory. Last week 8 were sold within a median days on market of 7 and the average sales price for last week was $2,127,000. For condos, 9 are on the market, 8 are pending. That is 1.3 months worth of inventory. Last week 2 were sold. The median days on market was 7 and average sold price was $902,000.
