This is your Weekly Market Update for the San Francisco East Bay area. This is Tanja Odzak with eXp Realty and this is for the week of April 20th, 2022. This is for Berkeley, Oakland, Piedmont and Lamorinda.
- Berkeley, at the time of this, has recording 54 active single family homes for sale 67 homes are pending that is 8/10 of a month worth of inventory. Last week, 10 were sold within a media days on market of 13 and the average sold price for last week with $1,960,000. For condos, there’s 11 on the market, 9 are currently pending that’s 2 months worth of inventory last week. 1 was sold within 12 days for $585,000.
- For Oakland there are currently 273 active single family homes for sale on the market right now. 281 are pending. That’s 1 month’s worth of inventory last week. 32 were sold within an average median let me say that again. Median days on market of 12. Average sold price for last week was $1,387,000. For condos, Oakland has 113 on the market right now, 101 are pending. That is 1.1 months worth of inventory. Last week, 6 are sold within a median days of market of 21. Average sold price for last week was $758,000.
- Piedmont has 13 active single family home for sale. 9 are pending. Last week, one was sold in 13 days for $2,500,000. So that’s 2 months worth of inventory.
- For Lamorinda there are 50 single family homes on the market right now. 81 are pending. That is 6/10 of a month worth of inventory. Last week 10 were sold within a median days of market of 8. Average sold price was $2,326,000. For condos and townhouses that are 12 on the market. 15 are pending at 8/10 of a month worth of inventory. Last week 3 were sold within a median days of market of 5. Average sold price for last week was $1,300,000.
