This is your weekly market update for the San Francisco, East Bay Area. This is for Berkeley, Oakland, Piedmont, and Lamorinda for the week of February 16th, 2022. 

This is Tanja Odzak with eXp Realty and let’s get into it. So first thing to know is it is absolutely nuts out there. It is so nuts. But that being said even in the hottest markets like what we are now. It is definitely worth remembering that not every home is a hot home. Not every hot sells within minutes, not every house sells for way over. There’s a lot that goes into it. So it doesn’t mean whether you’re a seller that you’re just going to put your house in the market you’re instantly going to get top dollar. Also doesn’t mean that if you’re a buyer that every single house is going to go for hundreds of thousands over value. Just a gentle reminder.

  • Berkeley has 28 active homes for sale on the market right now. There are 33 that are pending. That’s eight tenths of a month worth of inventory last week. Seven were sold for within a in days on market of 14 and the average sold price for last week was $1,454,000. For condos and townhouses 12 were on the market and 9 are pending, that’s 1.3 months worth of inventory. Last week 2 were sold within a median days on market of 135 days. The average sold price was $1,100,000.
  • For Oakland, there are currently 226 active single family homes for sale on the market right now, 2220 are pending. That’s 1 month worth of inventory. Last week 29 were sold within a median days on market of 12 and the average sold price was $967,000 and condos is 122 on the market, 102 are pending, that’s 1.2 months worth of inventory. Last week 9 were sold within a median days on market of 32, average sold price for last week was $523,000.
  • Piedmont, 10 are currently active single family homes for sale, 6 are pending that’s 1.7 months worth of inventory. Last week, 1 was sold within 12 days for $4,221,000. 
  • Lamorinda has 28 single family homes for sale on the market right now, 40 are pending. That’s 7/10 of a month’s worth of inventory. Last week 8 were sold within a median of seven days. The average sold price for last week was $2,272,000. For condos, there’s 7 on the market, 9 are pending. That’s 8/10 of a month’s worth of inventory. Last week, none were sold.
