11May2022 Real Estate Market Update-San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

This is your weekly market update for the San Francisco East Bay Area. This is for Berkeley, Oakland, Piedmont, and Lamorinda for the week of May 11th, 2022. This is Tanja Odzak with eXp and let’s get into it. 

So far compared with where we were at the slowest time of the year which is like between Christmas and New Year. We are at the Zenith. So I mean you know we can we will watch and we will see if it goes up a little bit more but for where we are now we are definitely at the Zenith. 

  • Berkeley has 65 active single family homes for sale. There are 54 that are pending. That is 1.2 months worth of inventory. Last week, 24 were sold within a median of 13 days on the market and the average sold price for last week was $2,064,000. For condos and townhouses, there are 13 active on the market, and 9 are pending. That is 1.4 months worth of inventory. Last week, one was sold in eight days for $965,000.
  • For Oakland, there are 303 single family homes for sale on the market right now, 285 are pending that is 1.1 months worth of inventory. Last week 56 were sold within a median days on market of 11 and the average sold price for last week was 1 million $297,000. For condos there are currently 132 that are active for sale on the market right now. 82 are pending snd that is 1.6 months worth of inventory. Last week 20 were sold within a median days market of 15. Average sold price for last week was $794,000. 
  • For Piedmont, there are 16 on the market right now. 17 are pending. That is 9/10 of a month worth of inventory. Last week, 3 were sold within a median days of market of 9≥ Average sold price for last week was $2,775,000. 
  • For Lamorinda, there are currently 59 active single-family homes for sale on the market right now and 83 are pending. That is 7/10 of a month worth of inventory. Last week in 19 were sold in a median days on market of 7. Average sold price for last week was $2,298,000 for condos. There are 9 on the market, 18 are pending, that’s 0.5 month’s worth of inventory. Last week, 1 was sold within 10 days for $825, 000.
