09Feb2022 Real Estate Market Update -San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

This is your weekly market update for the San Francisco, East Bay Area. This is for Berkeley, Oakland and Lamorinda for the week of February 9th, 2022.

  • Berkeley has 20 active single family homes for sale on the market right now, 33 are pending putting in a 6/10 of a month’s worth of inventory. Last week, 5 were sold within a median days on market of 13 and the average sold price for last week was $1,119,000. For condos and townhouses that are currently 12 that are on the market there are 9 that are currently pending, this is 1.3 months worth of inventory. Last week, 1 was sold in 111 days and it got sold for $1,210,000, also worth noting that inventory went down from last week in Berkeley.
  • Oakland currently has 215 single family homes for sale on the market right now, there are currently 207 that are pending, this is 1 month worth of inventory last week, 28 were sold within a median days on market of 15 and the average sold price for last week was $893,000. For condos and townhouse, there are currently 123 on the market right now, there are 79 that are pending, that’s 1.6 months worth of inventory. Last week 11 were sold within a median days on market of 49. That’s a long time. And the average sold price for last week was $572,000.
  • For Piedmont there are currently 10 for sale on the market right now. For our pending that is 2.5 months worth of inventory. Last week 1 was sold within 13 days for a sold price of $4,100,000.
  • Lamorinda has 35 active single family homes for sale, 30 are pending, that is 1.2 months worth of inventory. Last week, 6 were sold within a median days on market of 7 and the average sold price was $3,626,000. For condos and townhouses, 10 are on the market, there are 6 that are currently pending that’s 1.7 months worth of inventory. Last week, 1 was sold in an immediate days of market 5, and the average sold price was  $815,000
