05Jan2022 Real Estate Market Update -San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

Hello, 2022. This is TanjaOdzak with eXp Realty with your weekly market update for the San Francisco East Bay Area and I can tell you that buyers are out there with a refreshed and renewed sense of purpose and intention on buying a home this year. I know because I was trying to set up some appointments for my buyers and the schedules are full as of today like Wednesday. Why is the schedule full on a Wednesday? That’s more typical of the weekend but anyway, and there’s still not that many homes out there. Inventory is still very low. So, let’s get on with it.

This is for Berkeley Oakland Piedmont and Lamorinda as of the time of this recording and this is for the week of January 5th, 2022.

  • Berkeley has 14 active single family homes for sale on the market right now, 28 are pending that is a half a month worth of inventory. Last week 6 were sold within a median days of market of 31 and the average price for last week was a $1.62 million dollar. For condos and townhouses, there are 12 currently on the market, there are four that are pending and that is three months worth of inventory. Last week, one was sold within a median day of 16 days on the market and it was sold for $534,000.
  • Oakland there are currently 132 active homes for sale on the market. Right now there are 184 pending, that’s 7 tenths of a month worth of inventory. Last week 35 were sold within a median days on market of 20. The average sold price for last week was $1.147 million dollars. For condos and townhouses in Oakland, 88 are for sale on the market right now, 69 are pending and that is 1.3 months worth of inventory. 10 were sold last week within a median days on market of 59. The average sales price for last week was $636,000.
  • Piedmont there’s two on the market, two are pending and that’s one month worth of inventory. Last week two were sold within a median days on market of 6 days. The average sales price was $4.248 million dollars.
  • Lamorinda has 15 homes for sale on the market right now, there are 28 that are pending and that’s half a month’s worth of inventory. Last week 7 were sold within a median days of market of 8 and the average sale price for last week was $2. 364 million dollars. For condos and townhouses two are active on the market, 4 are pending and that is half a month worth of inventory. Last week none were sold again.
