This is your Weekly Market Update for the San Francisco, East Bay Area. This is for Berkeley, Oakland, Piedmont, and Lamorinda.
- Berkeley has 24 active single family homes for sale on the market this week, there are currently 26 that are pending, that is 9/10 of a month worth of inventory. Last week, 3 were sold within a median days on market of 21 and the average sold price for last week was $1.321,000. For condos and townhouses in Berkeley, there are 14 currently on the market, right now 5 are currently pending, that means there’s 2.8 months worth of inventory right now. Last week 1 was sold and it took 48 days for it to sell and it sold for $839,000.
- Oakland has 205 single-family homes for sale on the market right now. There are currently 188 that are pending, that is 1.1 months worth of inventory and last week 19 were sold within a median days of market of 14 and last week’s average sold price was $1,038,000. For condos and townhouses in Oakland, there are currently 119 on the market, 74 are currently pending, that is 1.6 months worth of inventory. Last 11 were sold within a median days of market of 16 and the average sold price for last week was $749,000.
- Piedmont, there are 9 active on the market there are 3 pending that’s 3 months worth of inventory. Last week none were sold.
- For Lamorinda single family homes, there are currently 25 that are active and 29 are currently pending, that’s 9/10 a month worth of inventory. Last week 3 were sold weird with the median days on market but average sold price for last week was $1.930,000. For condos and townhouses, there are 11 that are currently on the market for our pending that’s 2.8 months worth of inventory. Last week 2 were sold within a median days on market of 23 and the average sold price of $476,000.
