This is your Weekly Market Update for the San Francisco, Easy Bay area for Oakland, Berkeley, Piedmont and Lamorinda for the week of December 1st, 2021. So as of the time of this recording:

Oakland has 221 single home single family homes for sale on the market right now. There are currently 303 that are pending putting at 7 tenths of a month worth of inventory. Last week 44 were sold within a median of 14 days on the market and last week’s average sales price was one $247 million. For condos, Oakland has 133 that are currently active on the market right now. 100 are pending, putting at one and one third months worth of inventory. Last week, 24 homes were sold within a median of 13 days and last week, the average sales price was $778, 000.

Berkeley, there are currently 39 single-family homes for sale on the market right now. 60 are pending, putting in a two-thirds of a month worth of inventory. There were 16 that were sold last week within a median of 13 days and last week’s average sales price was $1. 834 million dollars. For condos, Berkeley had 21 on the market right now 19 are pending that puts it at one and a 10th months worth of inventory. Last week 5 were sold within a median of 38 days on the market and last week the average sales price was $788, 000.

Piedmont, there are currently two on the right now. Seven are pending which means that that’s three tenths of a month worth of inventory. Last week, 4 were sold within a median of 18 days on the market and the average
sales price for last week was $3.082 million.

Lamorinda currently has 26 homes for sale on the market right now 47 are pending. That is 2/ 3 of a month’s worth of inventory last week and 9 were sold within a median days on the market of 14 days. Average sales price is $1. 76 million. For condos, there’s three on the market, eight are pending, that is for tenths of a month worth of inventory. Last week, 2 were sold within a median of 8 days on the market and the average sales price of $1,060,000. So it is still a strong seller’s market although it is the winter time.

That being said, not every home in a hot market is a hot home and every home in a cooler, cooler, not cool, just cooler
