Summer of Opportunity! 1st Time in Years that the Market is favoring Buyers

Buyers, this is the moment you’ve been waiting for. Summer 2025 is finally flipping the script on the housing market! For the first time in years, the market is leaning in favor of Buyers and this shift is absolutely palpable!

Let’s break down what’s going on with home prices, inventory, and interest rates.

Hi, I’m Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay! 

First, let’s talk about home prices. Nationally, prices were still rising this past Spring, but not at a rapid pace… and just 0.2%. That’s the slowest growth we’ve seen since 2022. Translation? The breakneck pace that’s priced buyers out for years is finally slowing down. But let’s talk about the East Bay for a second… because our current market is not what we’ve been used it being like! Depending on where you’re looking in the East Bay, home prices may be holding steady or coming down a bit.  

Next, inventory is climbing. More homes are hitting the market, and guess what that means? Buyers- YOU HAVE OPTIONS! No more settling for overpriced leftovers. Sellers are starting to sweat, and price reductions are popping up everywhere. The power dynamic is shifting fast. 

And how about mortgage rates? Are we starting to see them leveling out? Current rates have us looking at a 6% to 6.8% range, and while that’s not cheap, they are holding steady. And in a market like this, stability is leverage. It’s giving more buyers the green light to jump back in.

Buyers realize they cannot wait around for the 3% mortgage that we had in 2022.

According to the National Association of Realtors, a rebound in sales is predicted as more listings hit the market. They are forecasting just 2.5% price growth nationwide, down from the previous predictions of 4- 5%. This means buyers can plan their budget without chasing a moving target every 30 days. Bottom line, we are not in a frenzy anymore. We are in a normal shift. As a buyer, if you have been sitting on the sidelines waiting for the market to shift in your favor, here it is.. But don’t wait too long because if interest rates continue to fall, demand and competition can shoot up!
