Starting with Pleasant Hill, CA! At the time of this video, we have 48 total homes that are active for sale, 23 are under contract, and 32 sold last month. It’s a Seller’s Market. Last month … Single-Family Homes sold for an average of $1,168,328 (one million, four hundred thirty five thousand, six hundred and ninety two dollars). The actual range was $650,000 to $1,840,000 and it took an average of 19 days to sell. Comparing April 2025 to April 2024, average sold price for single-family homes was down 6.1%. 2025 Year-to-date median sold price for single-family homes is down 3.3% compared to the same time period last year.
In Walnut Creek, California, we have 284 total homes that are active for sale, 106 are under contract, and 98 sold last month. It’s a Seller’s Market. Last month… Single-Family Homes sold for an average of $1,652,828 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $835,000 to $3,400,000 and it took an average of 19 days to sell. Comparing April 2025 to April 2024, average sold price for single-family homes was up 8.3%. 2025 Year-to-date median sold price for single-family homes is up 1.8% compared to the same time period last year.
In Lafayette California, we have 79 total homes that are active for sale, 35 are under contract, and 24 sold last month. It’s a Seller’s Market. Last month… Single-Family Homes sold for an average of $3,235,250 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $1,265,000 to $18,000,000 and it took an average of 16 days to sell. Comparing April 2025 to April 2024, average sold price for single-family homes was up 44.6%. That one house that sold for $18M totally skewed this average sold price… which is why experts assess how a market is doing based on Median price! So… 2025 Year-to-date median sold price for single-family homes is down 1.5% compared to the same time period last year.
Keep in mind that these are city averages, and it erases the nuance of the market because it averages out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold and more.
