PLEASANT HILL, WALNUT CREEK, LAFAYETTE December 2025 Real Estate Market Update

Hey Pleasant Hill, Walnut Creek, and Lafayette!! It’s time for your MARKET UPDATE! Can you believe it’s 2026?! New year, New homes! We are starting the annual cycle where houses start to trickle back on the market after taking a break over the holidays. So Home Sellers and Home Buyers, listen on! Here are the latest stats that you need to know.

Hi, I’m Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay!

In Pleasant Hill, CA, At the time of this video, we have 22 total homes that are active for sale, 13 are under contract, and 22 sold last month. Last month … Single-Family Homes sold for an average of $1,047,464 (one million, four hundred thirty five thousand, six hundred and ninety two dollars). The actual range was $561,500 to $1,800,000 and it took an average of 38 days to sell. Comparing December 2025 to December 2024, average sold price for single-family homes was down 6.3%. 2025 annual median sold price for single-family homes was down 2.4% from 2024.

In Walnut Creek, California, we have 122 total homes that are active for sale, 52 are under contract, and 109 sold last month. Last month… Single-Family Homes sold for an average of $1,634,274 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $1,025,000 to $2,625,000 and it took an average of 27 days to sell. Comparing December 2025 to December 2024, average sold price for single-family homes was down 2.0%. 2025 annual median sold price for single-family homes was down 4% from 2024.

In Lafayette California, we have 24 total homes that are active for sale, 9 are under contract, and 21 sold last month. Last month… Single-Family Homes sold for an average of $2,057,444 (nine hundred ninety six thousand four hundred and seventy six dollars). The actual range was $1,175,000 to $3,560,000 and it took an average of 28 days to sell. Comparing December 2025 to December 2024, average sold price for single-family homes was up 13%. 2025 annual median sold price for single-family homes was up 0.2% from 2024.

Keep in mind that these are city averages, and it erases the nuance of the market because it  averages out all the variables… like location, condition, marketing, skill of the agent, how many and what kind of house is being sold and more.
