Starting with Pleasant Hill, CA! At the time of this video, we have 69 total homes that are active for sale, 19 are under contract, and 26 sold last month. Last month … Single-Family Homes sold for an average of $1,107,340 (one million, four hundred thirty five thousand, six hundred and ninety two dollars). The actual range was $560,000 to $1,535,000 and it took an average of 23 days to sell. Comparing July 2025 to July 2024, average sold price for single-family homes was down 13.7%. 2025 Year-to-date median sold price for single-family homes is down 6.1% compared to the same time period last year.
In Walnut Creek, California, we have 274 total homes that are active for sale, 104 are under contract, and 108 sold last month. Last month… Single-Family Homes sold for an average of $1,557,500 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $900,000 to $2,800,000 and it took an average of 19 days to sell. Comparing July 2025 to July 2024, average sold price for single-family homes was down 9.3%. 2025 Year-to-date median sold price for single-family homes is down 3.2% compared to the same time period last year.
In Lafayette California, we have 65 total homes that are active for sale, 29 are under contract, and 23 sold last month. Last month… Single-Family Homes sold for an average of $2,443,709 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $942,000 to $7,000,000 and it took an average of 20 days to sell. Comparing July 2025 to July 2024, average sold price for single-family homes was up 8.1%. 2025 Year-to-date median sold price for single-family homes is up 7.1% compared to the same time period last year.
Keep in mind that these are city averages, and it erases the nuance of the market because it averages out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold and more.
