OAKLAND & BERKELEY September 2025 Real Estate Market Update

Hey, Oakland & Berkeley! It’s time for your MARKET UPDATE! We are about to enter the Fall market, and here are the latest stats that you need to know!

Hi, I’m Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay! 

In Berkeley California, at the time of this video, we have 61 total homes that are active for sale, 24 are under contract, and 46 sold last month. Last month, Single-Family Homes sold for an average of $1,622,114 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $533,000 to $3,525,000 and it took an average of 27 days to sell. Comparing August 2025 to August 2024, average sold price for single-family homes was up 4.6%. 2025 Year-to-date median sold price for single-family homes is up 6.7% compared to the same time period last year.

In Oakland California, we have 722 total homes that are active for sale, 216 are under contract, and 223 sold last month. Last month… Single-Family Homes sold for an average of $1,005,877 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $280,000 to $3,300,000 and it took an average of 37 days to sell. Comparing August 2025 to August 2024, average sold price for single-family homes was up 2.5%. 2025 Year-to-date median sold price for single-family homes is down 2.5% compared to the same time period last year.

Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold, and more. Hey Pleasant Hill, Walnut Creek, and Lafayette!! It’s time for your MARKET UPDATE! We are about to enter the Fall market, and here are the latest stats that you need to know!

Hi, I’m Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay!

Starting with Pleasant Hill, CA! At the time of this video, we have 62 total homes that are active for sale, 19 are under contract, and 29 sold last month. Last month … Single-Family Homes sold for an average of $1,087,655 (one million, four hundred thirty five thousand, six hundred and ninety two dollars). The actual range was $520,000 to $2,040,101 and it took an average of 34 days to sell. Comparing August 2025 to August 2024, average sold price for single-family homes was down 7.5%. 2025 Year-to-date median sold price for single-family homes is down 3.9% compared to the same time period last year.

In Walnut Creek, California, we have 267 total homes that are active for sale, 93 are under contract, and 115 sold last month. Last month… Single-Family Homes sold for an average of $1,625,810 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $750,000 to $2,830,000 and it took an average of 29 days to sell. Comparing August 2025 to August 2024, average sold price for single-family homes was down 5.9%. 2025 Year-to-date median sold price for single-family homes is down 2.8% compared to the same time period last year.

In Lafayette California, we have 63 total homes that are active for sale, 24 are under contract, and 29 sold last month. Last month… Single-Family Homes sold for an average of $1,948,966 (nine hundred ninety six thousand four hundred and seventy six dollars). The actual range was $715,000 to $4,315,000 and it took an average of 35 days to sell. Comparing August 2025 to August 2024, average sold price for single-family homes was down 13.8%. 2025 Year-to-date median sold price for single-family homes is up 5.0% compared to the same time period last year.

Keep in mind that these are city averages, and it erases the nuance of the market because it  averages out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold and more.
