We are starting the annual cycle where houses start to trickle back on the market after taking a break over the holidays. So Home Sellers and Home Buyers, listen on! Here are the latest stats that you need to know.

In Berkeley California, at the time of this video, we have 27 total homes that are active for sale, 24 are under contract, and 45 sold last month. Last month, Single-Family Homes sold for an average of $1,707,945 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $635,000 to $5,800,000 and it took an average of 28 days to sell. Comparing December 2025 to December 2024, average sold price for single-family homes was up 15%. The 2025 annual median sold price for single-family homes was up 4.6% over the 2024.
In Oakland California, we have 319 total homes that are active for sale, 163 are under contract, and 191 sold last month. Last month… Single-Family Homes sold for an average of $954,891 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $250,000 to $3,600,000 and it took an average of 38 days to sell. Comparing December 2025 to December 2024, average sold price for single-family homes was up 2.0%. The 2025 annual median sold price for single-family homes was down 2.8% from the 2024.
Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of home is being sold, and more.
