Here’s what I mean. You could read that the Bay Area market is slowing down. That’s true in some pockets. But not everywhere. Neighborhoods fifteen minutes apart can have completely different buyer demand, completely different price momentum. One area might have homes sitting for 60 days. The next neighborhood over, homes are selling in two weeks.
That’s why I pull hyper-local data before every conversation. I’m looking at what’s actually selling in your specific zip code, your specific neighborhood. Days on market. List to sold price. How many active homes. How many pending. That tells me the real story.
National headlines create fear. But local data creates strategy. When you understand what’s really happening in your neighborhood, you can position your home differently. You can price smarter. You can attract the right buyers instead of competing blindly.
